Rental Policies

1. Due to restrictions on occupancy and parking, it is our policy to not allow weddings OF ANY SIZE at any home managed by Horizon Rentals. 2. Our homes are fully furnished and include linens, towels, and cookware. We provide all paper products, garbage bags, hand and bath soap. We do not provide shampoo, spices, or firewood. All homes are stocked prior to your arrival. We do not replenish products during your stay. Please bring your own beach towels. We will clean the home after your departure.

3. Check in /Check out policy: Check in time is 4:00 pm. Check out time is 11:00 am. Due to the large area our housekeeping staff maintains, we are unable to offer any early check ins or late check outs.

4. Occupancy and Car Limit policy: Maximum occupancy (which includes children) is not negotiable. If guests or cars exceed the limits you will be asked to leave and you will not receive a refund. Maximum occupancy rules apply day and night. Courtesy and respect for your neighbors must be observed at all times.

5. We require one night’s lodging to hold a reservation. The balance is due two weeks prior to your arrival. The balance will include the remainder of the lodging, the cleaning fee, the reservation fee and any lodging tax. You may pay with a personal check or by credit card. We do not allow payment on arrival. If booking within 14 days of arrival, payment must be by credit card. ALL ONLINE RESERVATIONS REQUIRE A CREDIT CARD PAYMENT AT THE TIME OF BOOKING.

6. After we have received your full payment we will provide you with the address, phone number, lockbox combination and directions to the home you have rented. The keys to the home will be in a 3 letter combination lockbox on or near the front door. The keys are removed from the box between reservations. You may arrive anytime after 4:00pm. We maintain a 24 hour answering service should you encounter any problems at arrival. However, after hours response is limited to emergencies only.

7. Cancellation policy: Cancellations made 14 or more days prior to the arrival date will receive a full refund less a $50.00 cancellation fee. Cancellations made 7-14 days prior to arrival date will receive a 50% refund, less a $50.00 cancellation fee. Cancellations made within 7 days of arrival will not receive a refund.

8. All homes have a two night minimum except holidays which vary. Off season specials are available, dates vary from year to year.

9. HORIZON RESERVES THE RIGHT TO CHARGE YOUR CREDIT CARD ACCOUNT FOR DAMAGE, THEFT AND EXCESSIVE CLEANING.

10. We rent to adults over the age of 25 and families only. No teen s or college parties are allowed. Horizon reserves the right to refuse service to anyone. PRICES ARE SUBJECT TO CHANGE WITHOUT NOTICE.

11. Guests agree to hold the agent and homeowners free and clear of responsibility for damages to self and or property resulting in accident, injury, or loss due to weather, acts of God or any other reason.

12. Outside smoking only please. Please pick up the cigarette butts.

13. Pets are allowed in homes designated “Pet Friendly”. Pets must not be left in homes unattended.

Weddings
By virtue of our vacation dwelling permits, we do not allow weddings or other large gatherings that will exceed the maximum occupancy of our homes.
